Spring Property Maintenance for Landlords

 

Snow can hide a lot of issues. No matter the size of your property, you’ll want to give it a spring once-over to make sure everything is in good working order. Your first step is to work out a time with your tenant to come in and do your inspection and cleanup. 

Technically, you only have to give them 24 hours of notice in writing and come in during daytime hours, but it’s best to work with their schedule if you can. On your end, put a day aside in case you identify any issues while you are there. 

  1. Check your furnace

While it may not be time to turn it off yet, it is time to change filters and make sure your furnace is in good working order. You don’t really have to do a full inspection with an HVAC tech – we recommend doing that in the fall – unless you haven’t done one in quite some time. You’ll also want to check the thermostat to make sure it is in good working order, and make sure ducts are free from dust. 

         2. Landscaping

Clear away any leaves and twigs from gutters, pick up any downed tree branches and generally clean up the outdoor spaces around the unit. If you don’t have time, or it looks like a big job, consider hiring a landscaping company to do this. 

         3. Address Tenant Concerns

When you contact them to arrange a good time, get a list of concerns they have. It can be anything from a leaky tap to a cabinet that isn’t shutting correctly. Bring along the stuff you need to do minor fixes, and schedule any repairs that you can’t manage on your own. It is usual for tenants to ask for minor things that landlords don’t usually cover, but if they’re simple to do, you may as well do them. 

        4. Check Fire Alarms & Carbon Monoxide Detectors

Make sure all of your fire prevention measures are in order, from fire alarms to extinguishers if you have them installed. Test your carbon monoxide detectors at the same time. 

        5. Check Appliances

Check that all appliances are in good working order, and that any vents to the outside are clear. 

       6. Check Air Conditioning Systems

You may as well save another visit and check the AC system at this time if you have central air installed. If you’re having an HVAC technician in to check the furnace, have them look at the air conditioning unit as well to save yourself some money. 

       7. Clean Common Areas

If you have a multi-unit property with common spaces like an entryway and stairs, make sure that they are cleaned thoroughly and are free from clutter to make sure you’re adhering to the fire code.
