The new rules will see the minimum qualifying rates for uninsured mortgages to be greater than the Bank of Canada’s current five-year benchmark rates, which currently sit at 4.89%, or 200 basis points above a mortgage holder’s contractual rate. The stress test will have its largest impact on first-time real estate buyers, resulting in larger down payments and higher interest rates, making real estate investing far less affordable for real estate rookies – and leaving the field wide open for investors.
